
These are the 5 Most Competitive Real Estate Markets in Maine
Even though Maine’s real estate market has cooled off a bit lately—thanks to a little more inventory hitting the scene—home prices are still doing their thing: going up. According to Redfin, the median price for a home in the state is now $381,200, which is a 5.1% jump from last year. So yeah, still not exactly a bargain hunter’s paradise.
So where in Maine are folks scrambling the hardest to get a place? Redfin dropped a list of the Most Competitive Markets—and honestly, a few of these might not be the usual suspects.
#1 South Berwick
Quiet, rural and off the beaten path, but still not too far from civilization, Redfin says the median sale price in the town of South Berwick recently hit $545K—up a whopping 28.2% since last year. But interestingly, the price per square foot is actually down 4.1%, now at $290. So, big houses maybe?
#2 North Windham
North Windham is crushing it. Redfin reports a median sale price of $410K, and price per square foot is up 34.9% year over year, landing at $272. Know someone looking to sell in North Windham? They will likely do well.
#3 Cumberland Center
Redfin shows prices are down 22% compared to last year in Cumberland, now at a median of $585K. But homes are flying off the market in just 7 days, down from 13 days last year. That’s still a fast-moving market.
#4 Gorham
Things cooled off a bit in Gorham. According to Redfin, the median home price dipped 1.8% to $468K—but that didn’t seem to slow demand. It’s still one of the most sought-after towns to live in.
#5 Lewiston
Lewiston saw an 8.1% price increase year-over-year, hitting a $300K median, per Redfin. Sales dipped a bit though—21 homes sold in February, down from 26 the year before.

So, what does it all mean? Basically, even in towns where prices are dipping, homes are still moving—and fast. Maine might not be the cheapest place to buy a house anymore, but it’s definitely still in demand.
