Even though inventory has been increasing, home prices in Maine have also continued to climb with some in unexpected places. According to the Maine Housing Report from the Maine Association of Realtors, four counties saw some of the biggest price jumps over the last year, and we’re talking pretty substantial increases.

#4. Sagadahoc

The Maine Housing Reports stated that prices here jumped 11.84%, going from $380,000 to $425,000. This little county, which includes Bath and the scenic town of Arrowsic, is making waves with its coastal charm and proximity to Portland. To me, it’s not a huge surprise that people are flocking here.

Franklin County, which saw a 15.82% increase in home prices, from $275,000 to $318,500, according to the Maine Housing Report. Located in the western part of the state, Franklin offers incredible views of the mountains and lakes. It's a hidden gem for those looking for a slower pace and fresh air.

Penobscot County made a big jump of 15.95%, from $250,100 to $290,000. Bangor, the region's largest city, is growing fast, with more people wanting to enjoy the riverside lifestyle. If you love the outdoors and a mix of city and rural vibes, this could be your spot.

#1. Hancock

Looks like some people just gave up on trying to be somewhat close to Portland as the top spot goes to Hancock County, which saw a whopping 17.87% increase, jumping from $375,000 to $442,000. Yup, that’s where you will find Bar Harbor and those picturesque villages along the coast. It’s known for its stunning scenery and laid-back lifestyle. It’s no surprise the prices here are soaring—this area has vacation-home vibes written all over it.

Statewide, the Maine Association of Realtors states that Maine home prices, as a whole, were up 11.97% over the last year.
