
Here are the Median Home Prices For Each County in Maine
First off, you’ve seen “median” and “average” thrown around when people talk about home prices, and maybe you’ve never really understood the difference. Maybe you thought it might be a stupid question. It’s not. A lot of people don’t actually know—here’s the basic version:
The average is what you get when you add up all the home prices and divide by how many homes there are. But that number can get totally messed up if a few super-expensive houses are in the mix. Like if a neighborhood has nine $300k houses and one mansion worth $4 million, the average gets dragged way up and suddenly it looks like nobody can afford to live there.
The median is the middle price. Half the homes sold for more than that number, and half sold for less. It's more reliable and usually a better way to get a sense of what a typical home actually costs, especially in places with a big mix of prices.
Here's a look at the median home prices across each county in Maine for 2024:
Cumberland County
No big surprise here—According to realtor.com, Cumberland County’s leading the pack with a median home price of $599,000. Yup, this area, which includes Portland and is loaded with convenience and amenities, keeps drawing in buyers despite the hefty price tag.
York County
Not far behind, WMTW stated that York County's median price stands at $519,500. The coastal charm and proximity to Portland, Boston and New Hampshire are all factors that keep it in high demand.
Lincoln County
Lincoln County saw a significant jump, according to WMTW, they reached a median of $520,000. Home to picturesque, waterfront towns like Boothbay Harbor, Damariscotta and Wiscassett make it a big draw.
Sagadahoc County
With a median price of $470,500, according to WMTW, Sagadahoc experienced one of the highest percentage increases in the state, with prices up over 17% from the prior year.
Hancock County
Another coastal living attraction is the county of Hancock, where WMTW stated that their median home price rose to $450,000.
Knox County
Knox County stands at $440,000, maintaining its status as a desirable location.
Waldo County
According to Dwelling in Maine, Waldo saw a pretty striking leap in prices, with a median of $330,000. That's up an astronomical 64.7% from the previous year.
Kennebec County
Dwelling in Maine also stated that Kennebec's median price showed a major increase as well reaching $343,150, that's up 30.8% from the previous year, highlighting its growing market.
Penobscot County
Penobscot experienced a 15% jump, with median prices rising from $248,000 to $285,000.
Franklin County
WMTW says that Franklin County, home of towns such as Farmington, Eustis, Carrabasset Valley and Sugarloaf Ski Resort saw a 20% increase.
Oxford County
Oxford was the only county to see a slight dip, with prices decreasing by 0.94%, according to WMTW.
Piscataquis County
WMTW also stated that Piscataquis saw a decrease of 3.93%, bringing the median down to $220,000.
Aroostook County
Finally, Aroostook remains the most affordable, with a median price of $161,000, despite a 14% increase. Sounds cheap, right? If you're okay with limited cell service and civilation, this could be your spot.
